What this means if you are buying or selling

Prices per sq ft eased in September. Buyers in Dubai have more room to negotiate; sellers should price against the last registered sales in their building or street, not against what a neighbour is asking.

Where does this data come from?

From the Dubai Land Department's open data on sales registrations, refreshed daily by ERE Homes and summarised here once a month. Figures are registered sale prices, not asking prices; an off-plan registration is the contract price. Registrations can be added or corrected by the DLD after the month closes, so small revisions appear in the next update.
