Jumeirah Village Circle

Jumeirah Village Circle, known as JVC, is a Nakheel-developed community of low and mid-rise apartment buildings and townhouses arranged around a central circular park, sitting roughly midway between Dubai Marina and Downtown Dubai. It has recorded more DLD sales transactions than any other Dubai community for several years running, driven mainly by entry prices well below Marina, Business Bay or Downtown. It is worth buying or renting in if affordability and rental demand matter more to you than a single prestige address, but building-by-building due diligence matters more here than almost anywhere else in the city.
