What The Meadows is
Developed by Emaar as part of Emirates Living, The Meadows is a set of numbered sub communities of detached villas arranged around lakes and landscaped walkways. Homes are typically three to six bedrooms, on their own plots, with private gardens and in many cases pools.
It sits off Sheikh Zayed Road behind Dubai Marina and Jumeirah Lake Towers, which is the single biggest reason it holds value. You are ten to fifteen minutes from Marina and around twenty five to Downtown outside peak, in a detached villa on a real plot. Very few communities in Dubai offer that combination.
The numbered phases, and why searchers use them
The Meadows runs from Meadows 1 through to Meadows 9. The numbers are geographic sub communities, not quality tiers, but they do differ in ways that matter.
- Lake facing versus internal. Plots backing onto the lakes and green corridors carry a clear premium over internal plots on the same street pattern.
- Villa type. The community uses a set of standard Emaar villa types, and the mix varies by phase. Some phases skew toward larger six bedroom types, others toward three and four bedroom homes.
- Proximity to the entrances and to Emirates Living's amenities. Phases closer to the retail and school access points transact faster.
- Renovation level. These homes are twenty years old. The gap between an original condition villa and a fully renovated one is the largest single price variable in the community, larger than the phase number.
That last point is the one to internalise. Searching Meadows 5 against Meadows 8 will give you two lists of similar homes. Searching renovated against original will give you two genuinely different price bands.
Who it suits

- Plot size and orientation, not just built up area. Two villas of the same type on different plots are different assets.

Rents in established villa communities move less sharply than apartment rents, but they do move. Compared with the villa communities built in the last decade further south, The Meadows costs more per square foot and gives you less new.
