Dubai Marina apartments for sale: a community guide

Dubai Marina is the city's original waterfront apartment community: 3 km of man-made canal framed by more than 200 towers, walkable to the beach at JBR and about 20 minutes from Downtown. This guide sets out what the DLD records actually show for prices, who the community suits, and what to check before you buy. For the wider picture across the city, see our properties for sale in Dubai page.

What Dubai Marina is

A master-planned apartment district built around a man-made marina, developed by Emaar from 2003. It is a designated freehold area, so any nationality can buy with full ownership registered with the DLD. Everything here is apartments, from studios in the older inner towers to 4 bedroom penthouses on the outer ring with full sea views. If you are weighing the rent-first question, read buy or rent in Dubai: how to decide first.

Who it suits

Investors who want rental demand and liquidity. Marina is one of the most traded communities in Dubai, so exit is easier than in a single-tower development.

End users who want walkability. The Marina Walk, JBR beach, the tram and two metro stations mean a car is optional.

It is not the right pick for villa seekers or anyone who needs a garden. The product here is vertical. Families weighing villa alternatives should read our Dubai Meadows community guide.

Prices from the DLD records

All figures below are DLD registered sale transactions, as at 09 Apr 2026, the latest date in the DLD export we hold.

TypeMedian priceSales in the last year

1 bedroomAED 1.8M394
2 bedroomAED 2.71M262
3 bedroomAED 4.25M103
4 bedroomAED 7.99M43

Overall the community saw 2,596 registered sales in the trailing year at a median of AED 2.05M and about AED 2,120 per sqft. The median moved from AED 2.0M to AED 2.05M against the year before, so the market is climbing but not spiking. Before you offer, run the full cost stack with our Dubai buying costs calculator.

What buyers should check

Tower age. The inner-ring towers built in the 2000s trade at a discount to the outer ring for a reason: older chillers, higher service charges, and smaller renovated pools. Service charges are the cost owners forget to ask about, so read our guide on service charges in Dubai.

View line. A sea view that faces a gap between two towers can be bricked in by the next launch. Buy the view you can see today, not the one the floor plan implies.

Service charge. Marina charges range widely by tower. Check the actual charge for the building before you offer.

What tenants should check

The tram and the metro are not the same thing. Towers near the tram loop are 10 minutes further from the metro spine. If you commute on the red line, check the walk first. Renters should also read how to read a good Dubai rental deal.

Frequently asked questions

Is Dubai Marina a good investment?

Rental demand is consistently strong and the community has the liquidity of a mature market, with 2,596 registered sales in the trailing year. Yields typically run mid single digits gross. The trade off is entry price: at a median of AED 2.05M you are paying for location, not for the highest yield in the city.

What is the average price per sqft in Dubai Marina?

About AED 2,120 per sqft on DLD registered sales in the trailing year, as at 09 Apr 2026. Inner-ring older towers trade below that line, and sea-facing outer ring towers above it.

How much is a 1 bedroom in Dubai Marina?

The median registered sale for a 1 bedroom in the trailing year was AED 1.8M. Ask prices sit above medians because medians include closed deals, not today's stock.

Can foreigners buy in Dubai Marina?

Yes. Dubai Marina is a designated freehold area, so non residents can buy with full ownership, registered with the DLD, with no local partner required. Our guide to freehold areas in Dubai for foreigners lists every area with the same status.

Is Dubai Marina walkable?

Yes, unusually so for Dubai. The Marina Walk loops the water, the beach at JBR is walkable, and the tram plus two metro stations connect the community. A car is optional.

How far is Dubai Marina from Downtown Dubai?

About 20 to 25 minutes by car on Sheikh Zayed Road, and about 35 minutes on the metro red line with one change.
