How to Register Ejari Online

To register Ejari online in Dubai, you sign in to the Dubai REST app or the Ejari online portal with UAE Pass, submit the signed tenancy contract and the required documents, wait for the landlord to approve the request, pay the fee, and download the certificate. No visit to a typing centre or trustee office is needed if both parties have UAE Pass and the paperwork is ready. Most online registrations complete the same day.

What you need before you start

Everything below has to be ready before you open the app, because a missing item is the single biggest reason an online registration stalls partway through.

The DEWA premise number is a 9 digit code specific to the unit. It is printed on any recent DEWA bill, inside the DEWA app, or on the door frame or utility box of the property. Have it to hand rather than searching for it mid-registration, since the online form uses it to pull the correct property record automatically.

How to register Ejari online, step by step

1. Both parties create a UAE Pass account, if they do not already have one. This is the login that makes online registration possible, and it cannot be skipped or substituted with a password login for this service. 2. Open Dubai REST or the Ejari online portal and sign in with UAE Pass. 3. Select Ejari, then register a new tenancy contract. Renewing an existing one uses the same menu with a different option. 4. Enter the DEWA premise number. The system pulls the property, plot and community details from this, so a typo here is one of the most common causes of a rejected submission. 5. Fill in the contract terms: the annual rent, the start and end dates, and the number of cheques. 6. Upload the signed contract, Emirates ID or passport, and title deed or DEWA bill, for both landlord and tenant. 7. Submit the request for landlord approval. The landlord has to confirm it through their own UAE Pass login before the process can move further, so agree beforehand who is doing this and when. 8. Pay the registration fee and download the certificate. Once approved and paid, the Ejari certificate issues as a PDF, usually within the same visit or the same day.

If either party does not have UAE Pass, or the tenancy contract has not been signed yet, the online route cannot start. Both of those have to be sorted first.

What goes wrong, and how to fix it

Most online Ejari submissions that stall do so for one of five reasons.

The rent figure on Ejari does not match the tenancy contract. Type the figure exactly as it appears on the signed contract, including any agreed discount or escalation clause written into the terms. A mismatch is flagged by the system and holds up approval.

The DEWA premise number is wrong or out of date. A recently renovated or resubdivided unit can carry a premise number that has changed since the last DEWA bill. If the system cannot match the number to a property record, confirm the current one directly with DEWA or the building management before resubmitting.

The landlord has not approved the request. This is the most common hold-up of all. The tenant's submission sits waiting until the landlord logs in with their own UAE Pass and confirms it. If a landlord lives abroad or is slow to respond, chase this actively rather than assuming it will complete on its own.

A document upload is rejected for image quality. Blurred, cropped or low-resolution scans are rejected automatically. Photograph documents flat, in good light, with all four corners visible, or use a proper scanner app rather than a quick phone snap.

UAE Pass is not linked correctly for one party. A UAE Pass account tied to the wrong Emirates ID, or one that has expired, blocks the whole submission until it is fixed directly through the UAE Pass app, which is outside the Ejari system itself.

What it costs to register Ejari online

Registering through Dubai REST costs roughly AED 177.75 in total: an AED 100 registration fee, an AED 10 knowledge fee, an AED 10 innovation fee, and a service partner fee of AED 55 plus VAT. Renewing Ejari online

Renewal uses the same online route as a first registration, through Dubai REST or the Ejari portal, but the trigger is different: you renew when the tenancy contract itself is renewed, not automatically on a fixed date. Select renew rather than register a new contract, confirm the updated rent and dates match the renewed tenancy agreement exactly, and submit for landlord approval the same way. A renewal left too late means the old certificate simply expires on its original end date, which reopens the same DEWA, dispute and visa problems as never registering at all. Start the renewal as soon as the new tenancy terms are agreed, rather than waiting for the current certificate to lapse.

When the online route is not the right one

Online registration assumes both parties have UAE Pass, a stable internet connection, and documents in good enough condition to scan. It is not always the fastest option. A landlord who lives abroad and struggles with UAE Pass, a document that needs an in-person notarisation first, or a tenancy with a complication such as a missing NOC, can all move faster through an in-person visit to a typing centre, where staff can flag and often resolve an issue on the spot rather than leaving you guessing why an online submission is stuck.
