With US President Trump’s Gulf Tour Approaching, All Eyes Turn to What’s Next for the UAE Market

Dubai: As US President Donald Trump prepares for his upcoming visit to the Gulf next week, anticipation is growing within the UAE’s real estate sector about the possible unveiling of the next Trump-branded development—potentially in Abu Dhabi or Riyadh.

Sources familiar with the matter describe discussions surrounding a Trump Tower in Abu Dhabi as “quite serious.” However, when asked whether the project would be officially announced during the President’s UAE visit, they declined to provide specific confirmation.

Strong Start for Trump Tower Dubai:

While speculation builds around Abu Dhabi, activity surrounding Trump-branded projects in the Gulf is already gaining significant traction. Sales at the recently unveiled 80-storey Trump International Hotel & Tower in Dubai are progressing swiftly. Prices for two-bedroom units begin at AED 4 million, while the exclusive four-bedroom penthouses—only two are available—are listed upwards of AED 70 million.

Strategically located at the entrance of Downtown Dubai, the Trump Tower commands top-tier price-per-square-foot (psf) rates. According to data from GCP, Downtown Dubai properties generally range from AED 2,000 to AED 8,000 psf, but signature luxury developments like Trump Tower and Bugatti Residences by Binghatti push beyond those averages.

The launch of Trump Tower Dubai follows closely on the heels of Trump Tower Jeddah. “Judging by the interest seen in Jeddah, there’s strong confidence that Trump Tower Dubai will soon meet—and likely exceed—its sales targets,” said a senior industry insider. “The Downtown Dubai location alone creates immense buyer appeal. What remains to be seen is how quickly the penthouses are snapped up.”

Adding to the tower’s investment value, 18 of its 80 storeys will be dedicated to a luxury hotel, further enhancing its appeal to high-net-worth buyers.

Dar Global Leads GCC Trump Developments:

Both GCC-based Trump Tower projects—Dubai and Jeddah—are being developed by Dar Global. The developer also has a strategic partnership with the Trump Organization for an ultra-premium golfing residential community in Oman, marking a broader expansion of the Trump brand across the region.

Established Trump Presence in Dubai Villas:

For the Trump Organization, the Downtown Dubai high-rise marks its second residential venture in the UAE. The first was the Trump Estates within the DAMAC Hills community. Current listings on Property Finder show six-bedroom villas priced at AED 16.9 million, and five-bedroom ready homes going for around AED 8.3 million.

Aakarshan Kathuria, CEO of RiseUp, notes the substantial appreciation since the initial launch. “When the four-bedroom Trump Estates villas were introduced in 2017, prices ranged from AED 3 million to AED 3.5 million. Today, these villas are reselling between AED 6 million and AED 7 million,” he said.

He continued, “Three-bedroom townhouses launched in 2021 within the BelAir cluster were initially priced at AED 2.2 million. These are now selling for AED 3.5 million and above in the resale market.”

The Trump International Golf Club, opened in 2017 adjacent to the Trump Estates, significantly enhances the brand’s visibility and appeal in Dubai’s luxury property segment.

Dubai Success Sets Stage for Abu Dhabi Expansion:

With Trump Tower Dubai making waves and a strong performance already underway, the spotlight is shifting toward what could be next—possibly Trump Tower Abu Dhabi. As the Gulf region continues to draw ultra-luxury investors, a Trump-branded development in the UAE capital could further elevate the brand’s regional presence.
