Golden Visa Eligibility Criteria for Property Investment in Dubai

Property Value Requirement

  • Property in Dubai must be worth at least 2 million AED.
  • Multiple properties can be accepted under the applicant's name.

    • Financing or Installment Plan

    If the property is mortgaged or purchased on an installment plan, provide a no-objection certificate from the bank or payment statements from the developer, specifying the paid and outstanding amounts.

    Residency in UAE

    The applicant must be physically present inside the UAE.

    Joint Property Ownership

  • Husband and wife can jointly participate in one property.
  • Marriage certificate attested from MOFA and legally translated to Arabic is required.

    • Equal Property Share

  • In the case of joint ownership between spouses, property share must be equal.
  • If shares are not equal, the highest shareholder can apply as the primary visa holder and sponsor the other party (spouse).

    • Title Deed Ownership

  • Title deed owners can apply for the Golden Residence Visa if the market value exceeds 2 million AED (official evaluation certificate is mandatory).
  • Jointly owned title deeds are acceptable, with the applicant's share being a minimum of 2 million AED.
