Arada Sells Out All Homes in Masaar 2 in Sharjah in Record Time
Homes at a new real estate development in Sharjah sold out in a record time after investors waited through the night to secure a deal for the project, which is set for completion in 2027.
Arada sold out all four phases of its Masaar 2 project in Sharjah just three hours after the forested master community was launched for sale at 9 am on Thursday, February 27.
Prospective buyers began queuing outside Arada’s sales centers from 2 am, and by 12 pm, all 2,000 homes, valued at AED 5.6 billion ($1.5 billion), were snapped up. This makes Masaar 2 the fastest-selling off-plan project in Sharjah and one of the fastest-selling developments in the UAE.
Masaar 2 in Sharjah:
The highly anticipated Masaar 2 follows the success of the original Masaar megaproject in the Suyoh district of Sharjah.
Covering 10.5 million square feet, Masaar 2 features woodlands, nature-inspired architecture, and world-class amenities. The project includes 2,000 contemporary homes, ranging from two-bedroom townhouses to five-bedroom villas.
Residents of Masaar 2 will enjoy a variety of premium amenities, including a swimmable forest lagoon with a waterfall, the standout feature of the master plan.
Other amenities include sports and fitness facilities, a scenic woodland jogging track, an adventure trail, a community mosque, and an outdoor cinema. All these features are set within a serene, exclusive landscape that includes 40,000 trees.
Construction at Masaar 2 will start by the end of the year, with the first homes expected to be completed by the end of 2027. The full community, including all its amenities, will be finished by 2028.
Statements from Arada’s Leadership:
Prince Khaled bin Alwaleed bin Talal, Executive Vice Chairman of Arada, said, “The original Masaar has been one of the UAE’s most transformative communities, blending a forested landscape with an urban master plan. The high level of interest in Masaar 2 reflects the strength of the Sharjah market and the growing recognition of the UAE as an exceptional investment destination.”
“With Masaar 2, we are reinforcing Arada’s commitment to delivering high-quality, people-centric communities that enhance residents’ wellbeing,” he added.
Ahmed Alkhoshaibi, Group CEO of Arada, shared, “The first Masaar has been one of the UAE’s most successful off-plan projects in recent years, praised by both homeowners and investors for the high quality of homes, excellent capital appreciation, and strong returns on investment.”
“We’ve been receiving daily inquiries about a second Masaar project since the original version sold out, and the overwhelming demand in the market has led to the record-breaking sales we’ve seen today,” Alkhoshaibi added.
Masaar 2 and Sharjah’s Growing Appeal:
The strong demand for Masaar 2 is part of a wider trend of investor interest in the Sharjah property market. In 2024, the total value of sales in Sharjah rose by 40% year-on-year to AED 40 billion ($10.9 billion).
This increase in demand is driven by recent changes allowing all nationalities to buy property on a freehold basis, the delivery of high-quality master-planned communities, particularly in New Sharjah, and the rise in real estate values in neighboring Dubai.
Masaar 2 is located in the Rowdat district of Sharjah, near the original Masaar project and Arada’s first development, Nasma Residences. The community is easily accessible from Emirates Road and Khorfakkan Road, and it is just 15 minutes from Sharjah International Airport and 30 minutes from Dubai International Airport.
A Landmark Development:
Sheikh Dr. Sultan bin Muhammad Al Qasimi, Member of the Supreme Council and Ruler of Sharjah, visited the Masaar community in September 2024. During his visit, he reviewed the newly completed homes and experienced the exceptional woodland amenities that have set a new standard for residential living in Sharjah.
Launched in 2021, the original Masaar community was the first major off-plan project to launch in the UAE after the pandemic. The development, covering a 19 million square foot forested area, includes 3,000 homes across six phases. The project sold out quickly due to strong interest in its nature-focused design, lush landscaping, and promise of an active, healthy lifestyle.
Half of the first Masaar community has already been delivered, with the entire project set to be completed by the end of 2026.
