Deyaar’s Project in Umm Al Quwain Combines New Homes with Old Forts

Property investments in Umm Al Quwain offer more than just price benefits, says Deyaar CEO.

Dubai: Deyaar, a developer based in Dubai, is not building everything from scratch at its first project in Umm Al Quwain. In fact, the masterplan for the ‘Aya’ project will preserve some of the area’s existing buildings, including old forts, a museum, and a marina. “There are 3-4 forts that are part of an old town. We will add many new things, but some existing structures will stay,” said Saeed Mohammed Al Qatami, CEO of Deyaar Development.

The Aya project will cover a large area, with Phase 1 alone spanning around 150,000 square feet. Deyaar plans to expand this in future phases, aiming to create a long-term development.

Umm Al Quwain is starting to explore freehold and off-plan property options. Deyaar is the second major developer to enter the northern emirate, following Sobha’s launch of the ‘Siniya Islands’ project there.

Like Ras Al Khaimah, Umm Al Quwain offers beautiful beaches, a peaceful environment, and property prices that are still low compared to other areas. “Umm Al Quwain freehold properties are 25%-30% cheaper than homes on Al Marjan Island in Ras Al Khaimah,” Qatami said. “Investors from the UAE and abroad are drawn to beachfront properties and getaways. Umm Al Quwain is between Dubai and Ras Al Khaimah, and with just a 15-20 minute drive from key points, it offers a big advantage for investors.”

About the Aya Project:

Sales for the Aya Beachfront Residences begin today (February 26), with one-bedroom units starting at Dh1.1 million. According to Al Qatami, investors will compare property prices in Ras Al Khaimah and Umm Al Quwain to see which offers better long-term growth. “There is a lot of interest in holiday homes or properties that can generate high rental yields,” he said. “We’re talking about 8% returns, maybe even higher.”

In the future, Umm Al Quwain may introduce more real estate regulations, including rules for holiday home rentals. For investors, these are great opportunities to consider.
