Dubai: Sharjah has launched a dedicated enforcement department under its Rental Disputes Centre to ensure that judgements issued by the Centre are effectively implemented.

This new step is part of Sharjah’s efforts to make property rentals easier for everyone, whether it’s for homes or businesses. Sharjah is currently experiencing a property boom and has updated its rules this year to include all rental activities.

The new Enforcement Department was set up by the Sharjah Executive Council and will work under the supervision of a judge at the Rental Disputes Centre headquarters. The department will handle appeals against enforcement decisions, stop enforcement processes when needed, take strict actions if required, manage public auctions, and use outside services to help with enforcement tasks.

In September, Sharjah introduced a wide range of new rules for renting properties. These rules cover rental contracts, payments to landlords, and the steps to follow when a lease ends or is renewed. One important change is that when a new rental agreement is signed, the rent amount will stay the same for two years, offering stability for both landlords and tenants.

Lower Property Registration Fees to Boost Market Growth:

Sharjah has also reduced property registration fees to encourage more transactions at the ACRES Real Estate Exhibition next year. Developers will pay a 0.5% sale fee, while UAE citizens and GCC nationals will pay a 1% purchase fee, and other nationalities will pay 2%.

Sharjah’s property market continues to perform strongly. In October alone, property and plot transactions brought in over Dh4 billion, the highest monthly total this year.
